One of the best kept secrets in real estate is the fact that estate agents are a hindrance to the sale process, and that the vendor is the best person to show potential purchasers through a property. But don't just take our word for it.

"Industry feedback tells us that there’s a better way to sell real estate. The most common complaints we receive from buyers are that the agents don’t really know the properties they’re supposed to be selling, and that they make it so difficult to organise inspections. They’re so hard to reach in the first place, and then all they want you to do is attend an Open for Inspection, at a time that suits THEM! And from vendors, we hear constant complaints that agents don’t seem to be showing their homes properly (standing at the front door taking names and phone numbers is hardly showing a home’s benefits off, is it!) and they’re only too eager to recommend another home “just around the corner”. For a vendor who’s invested considerable money in attracting buyers to their home in the first place, that can be a very upsetting outcome."

"When you engage a normal estate agent and when a buyer says he’s not sure about your home, the agent says, “that’s ok, I’ve got another one just around the corner. Let’s go and have a look at that.” (And whose marketing money got that buyer into the other home? Yours!) Who loves it more? Who wants to see it ‘sold’ more!?!"

Making an appointment
Having telephoned you, and gained a better understanding of what your property has to offer,
the purchaser can take the opportunity to arrange an inspection - all during the same phone call. You can arrange a time that's mutually convenient, without having to consider the schedule of an
estate agent.
When buyers and sellers have direct contact with each other, property inspections become much more convenient and informal.
Showing the property
Showing the property is a straight-forward matter, and usually proceeds as follows:

The visitor is greeted, and invited into the home. At the same time, the visitor is handed a sheet containing information about the sale process, and details of the Lawyers Real Estate contact lawyer. For security and contact reasons the visitor is also invited to record their contact details on the "Visitor Record". |

You then escort the visitor through the house, remaining with the visitor in
order to answer any questions, and to provide access to various parts of the property. |

If the visitor becomes sufficiently interested in the property to consider an offer, the matter is referred
to the Lawyers Real Estate contact lawyer (see "Offers" below).

Offers
We handle all offers and sale negotiations on behalf of our vendor clients. Of course, if a vendor client wishes to have personal involvement in the sale negotiations they are free to do so.
If, during an inspection, a visitor indicates that they would like to make an offer on the property, they should
be invited to contact the Lawyers Real Estate contact lawyer.
Interested parties are always able to download a copy of the sale documents from our eContracts section at any time. This allows potential purchasers check the sale documents,
and to submit a formal offer without delay.
