Photography

Photographing real estate requires camera skills and artistic flair. All properties marketed through Lawyers Real Estate are photographed by a professional photographer, using the most sophisticated digital equipment.





Signage

Installing signage requires consideration of marketing needs, as well as an awareness of public liability issues (e.g. potential for injury in the event that a sign should fall). "For Sale" signs are erected by contractors who follow established industry practices, and who are covered by insurance. If you sign is damaged or defaced it's good to know that a professional back-up service will ensure that your marketing campaign will not be derailed by some pest with a spray can or marker pen.





Property valuations

The only person qualified to provide a formal property valuation is the accredited valuer. All vendors selling through Lawyers Real Estate must first establish the current market value of the property by way of a valuation prepared by an accredited valuer. Being able to select your own valuer ensures the integrity of the valuation, and provides you with a professional whose independent advice can be critical when deciding whether or not to accept an offer in times of market change.





Purchaser inquiries

Purchasers have the right to find out all they need to know about a property, in as short a time as possible. Purchaser feedback (see our "Purchaser Testimonials" page) confirms that purchasers prefer to make direct contact with the property owner in order to ask initial questions about the property. Purchasers want to talk with the person who is best placed to answer their questions. The expert on the property is the owner of the property.





Conducting inspections

Again, the person most qualified in this regard is you, the vendor; a fact regularly confirmed by purchasers (see confirmation on our "Purchaser Testimonials" page). The vendor has ready access to the property, and can arrange inspections at times convenient to the vendor and the visitor (i.e. no 3rd party agent has to be accommodated in the arrangement). The role of the vendor is to allow access to the property, and to answer visitors' questions. The actual sale of the property (i.e. negotiations and contract closure) is the role of the lawyer (see below).

Vendor inspections also eliminate the issues associated with security, and improper conduct of estate agents (which has generated many consumer complaints - see the Lawyers Conveyancing Consumer Alert on Open House Inspections).





Negotiating the sale

The lawyer is the only person qualified to provide a vendor with both the legal advice and agent representation needed to legally and effectively negotiate the sale on the vendor's behalf. We handle all negotiations, from the first offer to the closure of the sale. It's good to know that the person who is representing you in negotiations is acting entirely in your interests, and will not attempt to talk you into accepting a low offer just to win a commission.





Contracts

The preparation and execution of contracts and other legal documents associated with the sale of real estate is the role of the lawyer. We ensure that the vendor is informed, advised and protected at this crucial stage of the sale.





Conveyancing

It is not possible to complete a conveyancing transaction without also providing legal advice and performing legal work. Only a qualified lawyer can provide these services. Your lawyer is able to complete all conveyancing and legal work associated with the transfer of property ownership.
