Questions To Ask Agents

Many of our clients complain about being approached by estate agents who offer "assistance", and who make some very impressive claims.

Clients often seek our advice on the things they are told by estate agents, and so we have prepared a set of standard questions to help consumers sort fact from fiction:

  Will you guarantee to get me a price that is greater than my valuation figure plus commission and costs?
  If the answer to the above question is "No", will you ensure that I get at least my valuation figure before you take a commission?
  If the answer to the above question is "No", why should I pay you a commission if you can't even get me the valuation figure?
  Can I pay you on a fee-for-service basis if the property sells for less than current market value?
  Lawyers Real Estate can offer any of the options that you're offering, but they say that these are simply unnecessary. Can you explain exactly how the options you are offering will assist me?
  Are the options that you are offering included in the commission?
  Will I have to pay for these options if the property doesn't sell?
  Will you be upset if I discuss what you have told me with Lawyers Real Estate?


Occasionally a client of ours will succumb to the promises of an estate agent. However, we usually find that the promises made by the estate agent fail to materialise.

Experience has shown that estate agent eventually make the sale by convincing the client to drop their price.
